Supply & Installation Service Terms

Bedroom, wardrobe and fitted furniture service terms

These terms explain how Xeeni manages fitted bedroom and wardrobe projects from design confirmation through supply, delivery, installation, completion and aftercare.

1. Service overview

Xeeni supplies and, where agreed, installs fitted wardrobes, bedroom furniture, dressing room furniture, media units, home office furniture and other fitted storage products. The final service depends on the quotation and written specification agreed for the project.

The service may include design discussion, measuring or survey, supply of materials, manufacture or ordering of made-to-measure parts, delivery, installation and aftercare support. Some projects are supply-only and some are supply and installation.

These service terms do not remove or limit any statutory rights the customer has under UK consumer law.

2. Design confirmation and measurements

Before supply or installation begins, Xeeni will work from the agreed quotation, drawings, design notes, measurements, finish choices and written messages confirming the project details.

  • Initial prices or layouts may be based on customer-supplied measurements, photos or room details.
  • If the customer measurements are inaccurate, the design, price or installation method may need to change.
  • Where Xeeni carries out a survey and confirms measurements, Xeeni will use those confirmed measurements for production.
  • Drawings and visuals are intended to show layout and proportion. Small differences can occur because of room conditions, materials and installation tolerances.
  • Any change to layout, doors, finish, interiors, mirrors, lighting, handles, tracks, drawers or accessories should be confirmed in writing before ordering or manufacture.

3. Payments, ordering and lead times

Payments are made according to the quotation, invoice or written payment plan. Xeeni may require a deposit before ordering materials, reserving production capacity or confirming installation dates.

Deposit

Production, ordering and detailed work normally begin only after the agreed deposit has been received.

Stage payments

Projects may include pre-delivery, pre-installation or completion payments depending on the quotation.

Late payments

Late payment may delay ordering, delivery, installation, remedial visits or aftercare support.

Ownership

Materials and fitted furniture remain owned by Xeeni until the relevant invoices have been paid in full, as far as the law allows.

4. Bespoke supply and cancellations

Most fitted bedroom furniture is made-to-measure or ordered specifically for the customer's room, finish, dimensions and design. Once production or ordering has started, changes and cancellations may not be possible without cost.

  • Custom wardrobes, carcasses, doors, panels, shelves, drawer fronts, fillers and tracks may be non-refundable once ordered, cut or manufactured.
  • Mirrors, glass, lighting accessories, handles and other hardware may be non-refundable where ordered specifically for the project or altered for installation.
  • Delivery, survey, design, production and installation preparation costs already incurred may be deducted from any refund where lawful.
  • This does not affect legal rights if goods are faulty, not as described, or if services are not carried out with reasonable care and skill.

5. Materials, finishes and tolerances

Fitted furniture is made from practical interior materials and hardware. Normal manufacturing and installation tolerances apply.

Item Service notes
Panels and doors Board, MDF, laminate, painted, veneer-effect and grain-based finishes may show slight shade, texture, batch or grain variation.
Sliding systems Sliding doors and tracks require clean channels and a reasonably level base. Adjustments may be needed after use or settling.
Mirrors and glass Mirror and glass finishes can look different depending on light, reflection and room angle. Edge and fitting tolerances are normal.
Fillers and trims Scribes, fillers, trims and small gaps may be required where walls, ceilings or floors are uneven, bowed or out of square.
Lighting accessories LED or wardrobe lighting may require a suitable power supply or connection by a qualified electrician unless included in writing.

6. Delivery and storage on site

Delivery will be arranged according to the project plan and access available. For supply-only orders, delivery is normally to the property entrance unless a different arrangement is agreed in writing.

  • The customer should provide safe access, parking or loading arrangements where needed.
  • Delivered materials must be kept dry, secure and protected from damage, moisture and extreme temperatures.
  • Xeeni is not responsible for theft, weather damage or customer damage after materials have been delivered in good condition.
  • Large panels, mirrors and doors require clear access routes through the property.

7. Room preparation before installation

The installation area should be ready before the installers arrive. A prepared room helps avoid delays and extra costs.

  • Remove clothes, personal belongings, loose furniture, fragile items and valuables from the work area.
  • Remove existing wardrobes, fitted furniture, carpet, skirting or fixtures unless removal is included in the quotation.
  • Tell Xeeni about hidden pipes, cables, underfloor heating, alarm wires, weak walls, damp, mould, asbestos concerns or structural issues.
  • Keep children, pets and visitors away from the work area during delivery and installation.
  • Provide electricity, reasonable lighting, safe access and suitable working conditions.

8. During installation

Installing fitted wardrobes and bedroom furniture is a construction-style service. It may involve cutting, drilling, fixing, levelling, scribing, trimming and adjusting.

  • Dust, noise and movement of large panels through the property should be expected.
  • Minor marks or disturbance to nearby walls, ceilings, skirting, flooring or decoration can occur during installation.
  • Xeeni will take reasonable care, but decoration, plastering, painting and making-good are not included unless written in the quotation.
  • Unexpected site issues may require extra work, design adjustment or a return visit.
  • Some gaps, scribes, trims and filler pieces are normal where the room is not level, plumb or square.
  • Xeeni may use employees, approved installers or independent contractors to complete the installation service.

Installer communication and private work

All project communication, extra requests, snagging, changes, payments and follow-up work must go through Xeeni directly. Customers should not ask installers for their personal phone numbers, exchange personal contact details for future work, or contact the installation team privately outside the Xeeni project process.

Customers must not allocate, refer, promise or arrange separate jobs directly with Xeeni installers, approved fitters or contractors introduced through Xeeni. This includes additional wardrobes, furniture, repair work, private fitting jobs, referrals to friends or family, or any side arrangement connected with the installer. Xeeni is not responsible for any work, payment, damage, delay, dispute or warranty issue arising from private arrangements made directly with an installer or contractor outside Xeeni.

Amendments during installation

If the customer requests any amendment, extra feature, different fitting method, additional accessory, relocation, removal work, finishing work or new requirement during installation, it must be discussed with Xeeni and agreed before the extra work is carried out. The same applies if an unexpected site condition means the original installation approach needs to change.

Any amendment may affect labour time, materials, delivery, completion date and price. Xeeni will explain the likely effort and financial implication where practical, and the customer must approve the change and any additional cost before Xeeni proceeds. Installers are not authorised to agree free extras, discounts, private payments or scope changes outside the Xeeni process.

9. Services not included unless agreed

Unless the quotation clearly includes them, the following services are not part of Xeeni's fitted bedroom or wardrobe installation service:

Electrical work

Adding, moving or certifying sockets, switches, lighting circuits, transformers, alarms or data cabling.

Building work

Structural changes, wall strengthening, damp treatment, boxing of pipes, plastering, skirting, coving or flooring.

Removal and disposal

Removal or disposal of old wardrobes, beds, carpets, furniture, waste or packaging unless agreed in writing.

Decoration

Painting, wallpapering, filling, sanding, caulking beyond agreed furniture joints, or restoring existing decoration.

10. Completion and snagging

The service is treated as substantially complete when the fitted furniture has been supplied and installed in line with the agreed specification and is usable, even if minor snagging remains.

  • The customer should inspect the installation as soon as reasonably possible.
  • Any snagging items should be reported in writing with photos where helpful.
  • Xeeni should be given reasonable access and time to inspect and resolve genuine snagging items.
  • Minor snagging does not normally justify withholding the full balance where the main installation is complete and usable.
  • Hinges, drawer runners, sliding tracks and door alignments may need small adjustments after settling or normal use.

11. Care and maintenance

Fitted furniture should be used and maintained carefully to preserve appearance and performance.

  • Keep furniture dry and away from leaks, damp walls, condensation and excessive humidity.
  • Do not use wet cleaning methods, harsh chemicals, abrasive pads or steam cleaners on furniture surfaces.
  • Do not overload shelves, hanging rails, drawers or pull-out accessories.
  • Keep sliding tracks clean and free from grit, dust and obstructions.
  • Report faults promptly and avoid attempting repairs that may cause further damage.

12. Guarantee and aftercare

Subject to proper use, maintenance and payment being up to date, Xeeni provides a 7 year guarantee on fitted furniture materials supplied by Xeeni and a 1 year guarantee on Xeeni installation workmanship.

Covered Not covered
Manufacturing faults in supplied wardrobe and furniture materials during normal use. Moisture, leaks, damp, mould, heat, impact, misuse, overloading or poor ventilation.
Workmanship issues from Xeeni installation reported within the workmanship guarantee period. Movement in walls, ceilings, floors, plaster, flooring or decoration after installation.
Reasonable inspection or adjustment where a genuine defect is suspected. Customer-supplied products, unauthorised alterations, third-party work or normal wear and tear.
